Browse Forums Building Standards; Getting It Right! 1 Aug 19, 2010 8:22 am Giday, Looking for some guidance please. We just built a great home on Logan City Council, Underwood, Brisbane. We are having problems with drainage due to all our stormwater pipes being connected to a rubble pit constructed in a 60 degree battered slope 2 metres to the rear of our house. The rubble pipe risers overflowed in slight rain last week and washed away significant battering and garden beds. I'm trying to get facts to remedy the situation. I have sought from the builder a copy of the hydrolic engineers report who designed the rubble pit. I may need a second opinion. The house is 45 sqrs so it captures a bit of storm water. (2 x 2500ltr rains tanks effected). The builders provided me the following email outining what they are doing to deal with the problem during construction phase. Please find attached Building Variation #2. We have had to raise this Building Variation due to the developers having not installed the mains roof water lines as per the ASCONS (as constructed plans) supplied to us. Our plumbers phoned us from site and advised that the developers have not installed the mains roof water lines as per the ASCONS (as constructed plans) supplied to us. We therefore consequently need to run the roof water lines to the rear into a rubble pit. This is the only suggestion Logan City Council will accept. I have raised the attached Building Variation for you so you are aware of this and what we are doing to rectify the problem. We are arranging for a Hydraulic Engineer to design the rubble pits and then we will need to submit for an amended plumbing approval. I know nothing about plumbing, but could we not have been given the opportunity to explore connections to the stormwater mains in our front yard? Is this a typical response from Councils? I ask the question as I feel we were pressured into approving variations by the builder to fullfil build timeframes. I would have been happy to pay for the connections if I was given the facts and opportunity.
