Browse Forums Building Standards; Getting It Right! 1 May 28, 2010 5:52 pm Hello, Built in Aubin Grove, Perth. On my first vacuum I bumped into the wall. To my horror some paint peeled/flaked/cracked off the wall where I had hit it. The house was newly painted by the builders. At my 6 month maintainence I brought it up (because it happened elsewhere and really just came off too easy) and a rep from the paint company came out and took some samples. I found out today that the test is back and to cut their wordy explaination short, it advised that sealer appeared to not have been applied. Apparently the painter is disputing this and we will be having a meeting (rep, painter, builder manager and I) to discuss. Hypothetically, lets say the painter agreed he had made a mistake. What can be done?? The aftercare service has been lacklustre so I am through with being nice. What should I be doing? Re: Painter 'allegedly' not sealed walls 3May 29, 2010 11:54 pm A friend of my Fathers does this sort of investigation for a living. Now days he does a lot of sampling of commercial paint on industrial installations such as mines. He is a painter who became a lecturer at TAFE then got into doing paint sampling. He has often gone to court as an expert witness to get painters to come back and rectify works not carried out to standards. All registered painters are required to carry out works to BCA and if they dont they should fix it. My fathers friend uses some fancy microscopes that can be used to detect how many layers and what sort of paint was applied. Paint issues will usually only get worse over time and can be expensive to fix, hence the reason your painter will not want to do anything unless forced to. The paint rep is your ally, in the discussion make it clear to the builder that you will only accept a solution which the paint company agrees will fix the problem permanently. And just stick with that. The paint company will want this fixed as much as you do... and they have the knowledge, but only you have the power. The painter may or may not have the funds or ability to rectify this, but that's your builder's problem, because he must. Re: Painter 'allegedly' not sealed walls 7Jun 12, 2010 5:04 pm DSB Sorry, this is def not in the right place. I wanted to post it in 'Building Standards - getting it right' - I got it wrong. Topic moved for you, DSB. If you make a boo-boo like that again, you can just ping a mod and we'll shift it to the right place for you. Re: Painter 'allegedly' not sealed walls 8Jun 12, 2010 6:09 pm Did they say originally they would seal it? My dad and brother are painters and they made sure I asked PD what the 'standard' two coats included (they were just plain horrified with the 2 coats system, and the spraying that the painters do) and it didn't include sealer, so we paid extra for sealer. Re: Painter 'allegedly' not sealed walls 10Jun 14, 2010 5:57 pm My understanding is that the Australian Standard is: one coat of sealer/undercoat and two coats of top-coat/'normal' paint. (I'm not a painter, so don't take that as gospel). That said, good luck finding a builder who does that as standard. In most cases, I believe you'll get: * one coat of sealer/undercoat, tinted to the final wall colour + one coat of top-coat paint, OR * no sealer/undercoat and two coats of top-coat paint. In my opinion, the most important thing is to ensure that the plasterboard/plaster is properly sealed, because you can always add another coat of paint later, but you can't add a sealer later... Re: Painter 'allegedly' not sealed walls 11Nov 13, 2010 5:34 pm During your meeting it would be a good idea to politely ask for the painters registration number also. Then stick to the advice from the manufacturer and if they don't address the issues then go through the BDT to rectify. There is nothing in the various codes and standards that puts this requirement on the builder to do. I think that is what you are asking.
