Browse Forums Building Standards; Getting It Right! 1 Apr 23, 2010 1:48 pm Please, can anyone give opinions of our SS's proposed solution? I've posted about this in my own thread (towards the top of the first page, pics of the beam are in the post). viewtopic.php?f=31&t=32668&p=459842#p459842 Copy & Paste of my latest post re SS meeting and solution: Ok, we had the meeting with the SS this morning, and here is the explanation: Because of the raked ceiling, obviously the centre of the hilight window needs to be centred, and then there needs to be an equal distance from that point to either side of the triangle window where the bulkhead beams go to form the dining room. Because of a 'drafting error', the correct measurements weren't used, so the distance between the centre of the hilight window and the theatre beam were wrong, therefore having to bring that beam back as per my photo. He said that it was noticed on Sunday by the roofer, I'm assuming, who rang SS and said there was a problem, so he has come up with the following solution (i've added pics to show MY interpretation of what he's saying): The plans state that the bulkhead doorway into the theatre, (and into the living room on the opposite side of the raked dining room) should be 25 courses. That will remain unchanged. The bulkhead over the kitchen island bench show as 2255mm above floor level, or 26 courses. He is proposing that the island bulkhead now be dropped to 25 courses to match the other two bulkheads, creating a more streamlined look to the dining area. (You'll see the 'step up' look in the pics i've attached, which are of the display home) SS said that he is 100% satisfied that it will work, and it will look good but has also said lets go ahead and do it, then when the gyprock is put in to create the bulkhead, we can reassess. If we're not happy with the look of it, then we can look for another solution (which ultimately will probably be extending the pantry wall which will take 10cm or so off the walk way between pantry door and island bench). DP and I spoke about it when we got home and agreed we'd put the pics up here and get some opinions from others to see if anyone can see any potential problems. Hopefully you can interpret the lines i've drawn (I'm also going to post this in the "Getting It Right" thread in hope that there might be some experts out there who might be able to offer an opinion).
