The short answer is that unless you are qualified to assess &/or interpret the structural drawings and have a knowledge of the building tolerences allowed for under the BCA then the list can be daunting. If you have doubts as to the competency of the building inspector providing the inspection then the best bet is to have an independant inspection from a qualified building surveyor. I am a qualified structural engineer and therefore have access to and can interpret codes, drawings building regulations etc. however residential buildings are not my thing (mainly dams and bridges). I have also been trolling these forums for quite a while and there are many places to ask great questions and get good answers, however I am worried that if you are not always looking at timber frames / brick construction / tile layout you may miss something. I also have access to the BCA and to Australian Standards therefore I can have full back up for any disputes. Also by letting the builder know that I am an engineer at the early stages has already managed to get a few things fixed that I think would not have had as much weight if I was not qualified. Some of the things that I know that I don't know enough about are: - Drainage and Plumbing - Termite Protection - Electrical - Gas - Tiling and Waterproofing The above items I am trying to learn more about through trolling here and reading up on codes, however there may be use for an inspection as the final stage to help out with these items.
