As a newbie in building a house -in particular in Australia- I am wondering if I have asked for too much when I requested to fix several items of the so called "finished stage 2"?
Actually I had planned to take an independent inspector after completion of stage 2 but my builder was much, much quicker than I expected (about 2 weeks after the very first activities on site I already received the invoice for stage 2).
I ended up checking the frame on my own and basically without any knowledge and sense what Australian tradies and builder believe is acceptable or within any applicable standards.
Not only that I was a bit negative impressed about the condition in front of the house (I can't blame Simonds, lovely future neighbours littered not only in front of my house), the so called finished work couldn't impress me much.
I took pictures and created a little report in which I mentioned a frame overhang (about 20mm), missing brackets (trusses), missing fixing points of the frame on the floor, nails which were not hammered in completely...
Without being 100% sure what is (not) done according to Australian Standards I told my builder I wouldn't accept what is shown in the photos and described in my little report.
I told them I would expect a correction of all mentioned issues and requested a copy of the surveyor report regarding stage 2 (since they mention in the contract that a surveyor would check that work).
Furthermore I requested (all in a polite manner) their activities/corrections shall not be limited to what I discovered and for the next upcoming stage I definitely would take an independent inspector.
Did I pick up "real problems", did I overreact and everything is for Australians ok? Do I have the right for a copy of that report?
I haven't received any answer yet but somehow I am in doubts, now thinking that I just have to be more relaxed.
I would like to hear comments and suggestions.
