I have been waiting patiently and was wanting to makes posts once we started building, however I need some help before that can happen! We will be signing contracts with our builder Rivergum on Monday and I have a questions relating to eaves. The house we have chosen includes 450mm eaves all around. The question i have what is the actual distance from the Border that I can have eaves without being cut back due to lack of natural sunlight? To put it in a scenario - on the east side of our house we are building 1400mm from the Fence, this causing the eaves to be cut back 3/4 of the way due to the lack of lighting going into a bedroom. I have confirmed with another builder, and they have mentioned the minimum to have full eaves would be to build 1500mm from the fence. However, Rivergum have said that the minimum is 1650mm (odd number?). This is really convenient for Rivergum as this means that we can not move our house further to the West side as we will be 50mm to close to the other fence. So can someone please confirm what the exact distance is required to have full eaves. Hope the above all makes sense! Re: Eaves, Regulations and the Border 3Sep 21, 2009 3:55 pm Referring to the BCA 3.8.4.2 says that Natural light must be provided to every habitable room by windows that are not less than 10% of the floor area of that room and are open to the sky face a court or open verandah or carport or the like. If the window faces the boundary of an adjoining property it must not be less than 900mm horizontally from the boundary! Nothing stated about size of eaves! Eaves are allowed up to 450mm off boundary to fascia for fire rating so long as they are non combustible eave lining and non combustible roof material. Fascia may be timber. 3.7.1.7 (figure 3.7.1.9) All this said, if the plan has been passed with 450 eaves make sure you get 450 eaves!
