Dont be confused as I was, between law and guideline. If something is not done by law you have some recourse but i'm not so sure with guidelines. I am not an expert ,and i'm in the process of getting my brickwork and mortar tested. But even if found to be faulty, the builders have only exceeded guidelines, yes i'm worried Zaphod, A slight correction here if I may.....The BCA (Building Codes of Australia) is law. Australian Standards (AS) are not law, but represent best practice in construction. Pat. And a slight correction on the correction... Yes the BCA is law... Any Australian Standard refered to and called up in the BCA are therefore law also... i.e Termite Protection, Plumbing Installations... Your absolutely correct Chut77...you get a freddo frog for that one. I was talking about the BCA and AS in isolation. Usually the BCA will state something along the lines of....Performance Requirement is satisfied for 'bla bla bla' if it is designed and constructed in accordance with 'AS bla bla bla'...In which case it is law. WA has a particular way of building and unfortunately that's the way a large amount of sills are finished. 3 7012 I believe this is correct.
