Re: Steel framing 3Jun 27, 2009 11:54 pm When we were first looking into building with steel we discovered the so called noise issue too. From my scouring through the net, l think noise was an issue with earlier steel frames, but now they are no more noisier than timber frames. Our friends built their home last year (same builder as us) and noise is not an issue for them. Perhaps with the external wall sissilation, roof sarking and better insulation being more commonly used in homes now (almost standard stuff) that these play a big factor on quieting frame noises?? Re: Steel framing 5Jun 28, 2009 12:46 pm Good to know noise is not an issue. This was my main concern as we in a very quiet area as stated, and back onto a reserve. As far as fire protection goes, it's not as much an issue, as I'd probably put in fire protection externally if required, and there is now at least a $30 million (new houses) firebreak between us an the National Park since the last fire that came close in 1994 (in Sydney); termites is a bigger issue, as I gather 2 out of 3 houses are termite affected in my area, and 1 out of 3 are still too new to be affected... Both have been around the $10k mark... Steel slightly cheaper... Steel has the advantage in installation, that it is typically quicker... There is no straightening of frames! Electrical Engineer... How about the labour costs to put up steel vs timber; is there any savings in steel, so you end up about the same? no thats what I meant, steel is much more time consuming to build with especially if its bearers and joists Re: Steel framing 15Jul 15, 2009 3:16 pm As others have said noisy steelframes are a myth. However what is reality is metal roof sheeting ie Custom Orb etc these do expand and contract thus make a noise but it is only while the sun is belting down on it and the metal is expanding and visa versa when contracting, its not an ongoing noise. I have a fully steelframed house with Custom Orb roof. Re: Steel framing 16Sep 18, 2009 8:49 pm Having recently put up a steel framed house (also for fire/termite reasons) we found very little difference in price between either to have the frame errected. The saving for us was that steel frames were easy to errect ourselves, and timber would have required tradespeople to assemble the frame for us. Whilst I agree that a steel frame isnt a garantee that the house wont burn down, its a lot more resistant than timber. Most homes burn whenthe embers enter the roof and ignite dry timbers (not an issue with steel), a big blaze alongside the home will ignite the interior and it wont matter if its timber or steel as its not the frame that is burning.
