There is a property we are interested in which has a very large storage room next to the garage, the room doesn't have any windows at present. I assume windows are a requirement for a room to be called a bedroom. Can someone tell me what size the window has to be and if there are any other requirements? Re: Building standards for converting a room into a bedroom? 2Apr 29, 2009 2:47 pm The BCA states that all habitable rooms have a minimum window size of 10% of the floor area of the room, and that this window have an opening element for ventilation purposes of 5% of the floor area of the room. You might want to consider your breeze paths as well, Part J of the BCA indicates that all habitable rooms maintain a breeze path through it, ie on a hot day you can open all your windows and doors, and get the hot air purged away through natural cross ventilation. The ceiling height needs to average 2.4 or better.
