Browse Forums Building Standards; Getting It Right! 1 Mar 27, 2009 9:22 pm Our garage door was installed tonight, and we noticed the door is sitting in the middle of thin air, resting on bricks. We have been told in the past by our SS that they will not install concrete to this part of the 'driveway' (we think its part of the garage floor), as we didnt opt for the driveway option in our build ( we have 85 metres of of driveway!). We went to the display and took some pics. Newstart have two display homes, but neither of these are the exact home we are building. However, both of these homes do have concrete to the area beneath the garage door, and the driveway is seperate again.. Can you please tell me, if this is standart practice.. should we stand our ground and demand they install the concrete strip underneath the door? Here is our home.. Here are the two display homes.. -Sha Re: garage floor.. 2Mar 27, 2009 9:27 pm It sounds like the usual scenario... one thing for the displays and another thing for the clients However, I think that asthetically it will look a lot nicer when you have your own driveway under there. Do you really want to see an ugly grey strip of concrete between your nice driveway and the door? If it was me, I would just put up with the bricks propping it up until the driveway is done. Re: garage floor.. 3Mar 27, 2009 10:16 pm ive never seen it done like that, what if you were going to use stone or something other than concrete or pavers for your driveway? id put my money on it being a mistake, they havent even been able to fit the roller door correctly, thats not in working order. personally id be demanding they concrete that and leave the house in working order before you take delivery Blog - http://snakedr.blogspot.com/ Build Thread - viewtopic.php?f=31&t=12084&p=307406#p307406 Status - PCI 15/10. Re: garage floor.. 4Apr 14, 2009 12:22 pm Normally when a garage slab is poured, you don't have a brick rebate on the front, which is what you have, the concretors have made a mistake as the concrete should of finished flush with the front of the brickwork. Have a look in your specification at the amount of concrete they are obligated to supply and install, then if you have the amount go and measure the garage and try and use that to stick it to them, failing that go over the site managers head and make alot of noise as this is not common practice. Yes it may not be comman process but the idea in this case is when you have you concrete drive way poured it will go right up to the door, bu ti guess its one of those things you can argue either way. I have have built my own house and had made the concreter do it this way. Re: garage floor.. 6Apr 14, 2009 8:53 pm This is definitely not standard practice, it is unacceptable and should be rectified. We have built many homes and have always lived in new areas and never have I seen anything quite like this. I reckon it is an error and they are trying to get out of laying extra concrete. I have sent off a list to our builder stating things that need to be fixed prior to handover. Most are minor. and have been agreed upon.. There are two things though that they are refusing to fix as they say they are up to their standards. One is the garage door, as shown above.. the other is they are not going to acid wash our bricks. We told them we will be contacting the BSA regarding these issues. First thing this morning, our letter was passed on to our SS's manager.. He apparently then immediately contacted our SS and discussed it with him.. We haven't heard anything yet, but I am very keen to know what will happen. We did contact the BSA and have been told that we need to let them settle as it is, and then lodge a formal complaint. I am not sure I am comfortable doing that, so we will look into it a bit more first. -Sha Re: garage floor.. 8May 03, 2009 8:24 pm sha Thanks for comments guys. I wish ours was done like that! Then I could get a slot drain in and I wouldn't get water coming under the door Re: garage floor.. 10Jun 01, 2009 8:32 pm Well, as it turned out, the design is stipulated in our contract. We arent too worried, as we plan on doing a small driveway area, which will cover it. We have ramped up the dirt/gravel a little so I can park right outside the garage, but I am unable to get into the garage, mostly due to the millions of boxes etc I still need to unpack -Sha isn't a garage level with the rest of the house a given? pretty sure they 'came around' long time ago. if you have a flat block, the garage is usually level with the rest… 1 17502 CDC Housing Code 3 When to apply Floor Area external face of wall vs Gross Floor Area internal face of wall.
