Hi all!
I just had a building inspection done for my new place last Friday. I gave the report to the builder who after reading it, claims most of the items are pedantic. Furthermore, he believed that a few items listed were "unfixable" and that he would not fix them.
I just want to know whether I should pursue all the items on the list as I personally feel that the house doesn't look complete! The builder sent a maintenance guy over to fix up some of the stuff...and when my wife pressed him to fix everything on the list, he basically said "you cannot expect a rolls-royce when you've paid for a mini"
Well, if that's the case, I paid for a brand new mini...not a dented/chipped one!
Would love to hear your advice/suggestions.
here is the list of items the builder refuses to fix:
- There is a timber quad installed along the edge of the kitchen window bottom reveal. As this is located behind the sink this should be replaced with a product which is not prone to rotting and deteriorating when coming in contact with water. I believe it is only a matter of time that this will happen to the timber quad.
FAMILY:
- The far back left hand internal corner of the family room has a bow in it which I believe is visible and when checked with a straight edge, it is approximately 7mm.
- The linen cupboard in this areas has been installed with melamine shelving. All the edges of the shelving should be gapped filled. The shelving has been installed with nails, these should have been screws with caps over them as you can not fill the holes and paint the shelves as it is made from a laminated product.
EXTERNAL:
- The cement sheet window infill located over the family room sliding door has been installed with a bow in it. This needs to be removed, to allow straighening of the frame behind and then reinstalling with a bigger sheet, as this sheet has been cut to short.
- The brick wall located on the boundary (the bathroom external wall) needs to be cleaned
- The rubber sill to the powder room window needs fixing and the brick sill needs cleaning.
- The brickwork along the east wall and rear wall have inconsistent mortar beds and perpends joints. The Building Commisions Guide to Standards and Tolerances states that mortar beds can be a maximum of 13mm and minimum of 7mm. The perpends are to be a maximum of 15mm and a minimum of 5mm. The areas outside of this guideline will need repairing.
