However, we’ve just had it valued and it’s come in as a 4/1/2, with the valuer querying the ceiling height downstairs. We’ve just measured it and it’s 2330mm floor to ceiling. It’s a circa 1960 build, and has some bloody thick timber beams holding upstairs up, whilst modern Queenslanders seem to have much smaller steel beams. What are our options here to get compliant? A friend has mentioned exposing the beams in the bedrooms and living, but isn’t sure if the valuer would consider that meeting the 66% requirement, as that would be approx 2500 in height with a 2330 height for every beam which is 450mm apart. Can anyone tell me if this will make it complaint (exposing the beams), or shall we change to steel? Whatever will keep our fit out intact downstairs, and cause minimal damage. We are ok with adding height to walls, just not a full rebuild job. And another question to add, we have a 2 car garage Ie roller door shed next to our 2 car carport - would this not make it 4 car?
