I seriously don't understand why you continue to bang on about renders so much. Absolutely no one in the building industry is attempting to build anything by following a render. They are a completely appropriate part of an overall set of working drawings. They simply give a 3 dimensional overview of how a particular aspect of a design may look and have never been used as the technical drawings relied upon to actually build on site. All the required details and proofs on how that is constructed are contained in the certified plans, the renders are simply an overall and more often than not are helpful when talking with a client about how something may look. It's the big picture which is what most people are, it's the people on site building the house who are the small details people and those details are already there. As a civil engineer you should know that that is like trying to build a road using a street directory for the details. It just doesn't happen. The fact is standard 2D plans and details are completely adequate for just about all domestic building work carried out in Australia. And? Do you think an average customer would even know what do do with BIM or any associated documentation? Spoiler alert, the answer is "no". What you've described is a normal sales process of basically every big ticket item transaction ever. When you order that new car that has no stock on the floor, do you ask for the exploded diagrams, engineering calculations and spec sheet to review with your mechanical engineer? of course not! you base your decision on the materials that are designed for the consumer because the consumer doesn't a) need all the additional data and b) wouldn't know what to do with the additional data. The consumer is not "unsuspecting". Some are naïve, sure, but most people who are engaging in this type of transaction know exactly what they are getting or supposed to get based on the conversations had. having the BIM doesn't stop a sales person fibbing or help a client know if a sales person is fibbing, unless they have an intrinsic understanding of that data, which for the most part, they don't. Back to square one, but poorer for it. For all the engineering and BIM and data and proofs blah blah blah blah that a client could get up front still doesn't guarantee that the builder will build to those documents, which are the issues we see time and time again. So really what value is this stuff to the consumer at the point of sale, or in any part o fthe process? There is a small number of people this would benefit, likley those who are in someway connected to the industry or have the requisite education/background. The industry is self regulated and the number of cowboys drags down the overall reputation of those doing the job correctly. All it takes is to open up the paper, insta, Fb, the internet to see this. For all the good that certified drawing give, there is still a requirement for the people slapping the bits together to understand what theyre doing. For the most part, many of them don't know their ar$e from their elbow and those drawings dont do anything to prevent these actors from doing the wrong thing. Getting all this data and design upfront privately adds cost, uncertainty, time and risk to the process. Getting this done upfront is not cheap and cannot be absorbed by most of the consumers looking to build. These people simply don't have +10k to shellout for some papers without a view whether the build can be built for the price they expect or hope (regardless of quantity surveys etc). All these things that you think are mitigated by getting this data, just aren't. They ad complexity. Not only that, people who know nothing about the building process would simply not understand the order of operations, whether the drawings are fit for purpose or whether they are getting ripped off. Do they buy the land first or the drawing first, what if they get the drawings done, but cant find a block that's suitable, pay for a second set? Additionally the only builders quoting are custom builders (large and small), which is already generally more expensive by a significant margin than the volume/project crowd. There's also no guarantee that the Quotes are adhered to, is there? So what use is getting 3 quotes, when these types of builders will be doing cost plus contracts and the materials prices continue to be so volatile in an upward trend? You're naïve if you think this processes somehow protects a client anymore or gives them any security over the end product. All it guarantees them is copyright to their documentation which by itself adds little value to the average consumer. Why do you think there is such an active industry? Builders have simplified the process for the common denominator. By going to an established builder, custom or volume or combination of both, the trust is that they've done all the engineering/certification/cals etc work already. They have to. They don't just put together some nice looking renders and build from it. As chippy pointed out, these houses wouldn't pass council approval without the technical and certified documentation. Ever. It doesn't replace the required technical documents. Never has. Never will. And to assert that they ever do or did is a blatant lie.
