Browse Forums Building Standards; Getting It Right! 1 May 27, 2022 1:54 am Hi, I am soon going to be having my house built, I am just finalizing the house plan. I have been trying to soak in as much information about construction as possible. While the house is being built, I want to be fully present and involved at every stage. I was hoping people could tell me or give me a list of things to look out for when the house is being built, like what some tradies to do cut corners, things people should really do but don't etc. I would really appreciate it, thanks. Re: What to lookout for building a house? 2May 27, 2022 8:57 am there's literally hundreds of threads about this in this very forum. Use the search function. I note you asked this EXACT question a month ago and someone gave you a link to 60 pages of what to look out for. Did you read it, or are you expecting someone to distill the information worth of a book into a single paragraph? You're in for a bit of an experience. Start reading, even stuff you dont think you need to know. Learn. As to being present and involved, that depends on who your builder is. In general its very likely you will be held at arms length while your house is built. As a layperson, they don't want or need you interfering with their site, their trades and the process. Some builders are more flexible than others. My builder actiuvely promotes random visits to the site, calling emailing and texting stuff we find (gives them an opportunity to resolve issues before warranty is an issue) and they take photos of all rectificatrion work. Though there are many on here with the exact opposite experience. The best advice anyone here will give you is to use an independent inspector for every stage. Expect price increases in the current environment, so factor that into your budget (usually up to 5% of the contract price - you may wish to hold more.). What To Look Out For Building A house covers a wide area and even the most experienced Building Consultants who do stage building inspections don't know all the trade's compliances. Investing in a well credentialled building consultant is wise but you will also have to know how this works and where the consultant's responsibilities start and finish. These are also very challenging times for all. Good luck with the journey. 3in1 Supadiverta. Rainwater Harvesting Best Practice using syphonic drainage.
