I’m not talking about project builders but custom built homes. More specifically I’ve been thinking about the building process for most Australian built houses; its pretty much a poured concrete foundation, timber frame and then either brick veneer or cladding. So when you consider the foundation, its engineered so the builder must comply, the frame is much the same, albeit I suppose they can use either pine laminated studs or not and insulation is again specified by the environmental report/requirements. And so on… Obviously the final finish is a big factor and will be driven by the owners selections rather than the builder himself, unless the builder is of course completely useless and screws up the install. Re: Good to Great 2Feb 27, 2022 4:15 pm Their ability to not miss anything along with organisation skills and knowledge of best practices and full disclosure of the truth and surrounding themselves with like minded trades,they pride themselves with quality work at reasonable pricing and the best can often come up with budget saving ideas that doesn't compromise quality,along with problem solving . The independent Building Inspector you engage and their scope of experience and ability to navigate the Australian Standards & NCC-BCA. Having the inspector inspect at pre pour, frame, fix & final. Having them provide a proper report and sound plain english explanations. That's the difference between a good & great builder, someone enforcing the codes.
