Note that the tank’s overflow pipe between the tank and the LPOD comes under sub surface stormwater pipe regulations. Also note that the NCC has hierarchy over the Australian Standards when there is a conflict unless the AS have been entered into a contract, a variation has been entered into the NCC or State/local council/health department mandates apply. The required minimum depth of sub surface stormwater pipes is straight forward and can be found in the National Construction Code (NCC) Part 2 (BCA Part 2) 3.1.3.5 (C). The three part NCC can be downloaded free of charge. Water tank charged pipes are not regulated; they do not come under sub surface stormwater pipe regulations but most new houses have stormwater pipes plumbed to sub surface stormwater regulations in use as carrier pipes between the downpipe (roof drainage regulations) and the tank. This is highly unsatisfactory design wise but it is what thet do. Stormwater pits are part of sub surface stormwater design regulations and can be found in NCC Part 2 (BCA Part 2) 3.1.3.4 Construction of Silt Pits. The requirement for sub surface stormwater drainage to accept ag pipe and surface drainage from silt pits is a reason why stormwater regulations do not apply to charged water tank carrier pipes. Your Building Surveyor certifies the plumbing but they just accept the plumber’s Certificate of Compliance as proof of compliance, the reason so much new house plumbing is not compliant but undiscovered at handover. You need a business that does forensic plumbing investigations. I don’t know of such a company in NSW but I would think there would be. Here in Victoria, Metropolis Solutions are the go to people. I will have a look to see what I can find 😃 Currently, in some sections the pipes are 50mm below the surface. Our independent building inspector and builder have a difference of opinion regarding the depth and so I thought I would ask in this forum ☺️ Re: Stormwater and tank water pipes 5Dec 28, 2021 10:15 am Plumbers know the regulated pipe depths and slopes but sometimes the required slope is compromised by the available depth after the developer has pre-scraped the site. From NCC Part 2 3.1.3.5 Stormwater drainage (c) Cover to stormwater drains: the cover to 90 mm Class 6 UPVC stormwater drains installed underground must be not less than— (i)under soil — 100 mm; or (ii)under paved or concrete areas — 50 mm; or (iii)under areas subject to light vehicle traffic— (A)reinforced concrete — 75 mm; or (B)paved — 100 mm. NOTE: I have pasted the above directly from the NCC. Re the reference to "90 mm Class 6 UPVC stormwater drains (sic)"..... Class 6 UPVC pipe is pressure rated UPVC pressure pipe which isn't made in nominal 90mm in any case. UPVC stormwater pipe is not pressure rated but often (unwisely) used for charged water tank carrier pipes, a practice I consider substandard. 3in1 Supadiverta.
