Browse Forums Building Standards; Getting It Right! 1 Nov 22, 2021 10:15 am Hello everyone there, Please help me with your experience/information to see if 48 sqm Alfresco is regarded as an Outdoor Build or Private Open Space from NSW Housing Code? Our neighbour is doing KDR on the NSW SEPP (Exempt and CDC) 2008, they got the approval but I am still wondering if they comply their allowance for Outdoor Build. The following is detailed data: 1- they plan to have 48 sqm for Alfresco which will have dimensions: - the same concrete level with the main house ground floor level - 2.2m width of patio/veranda to connect this Alfresco with to main house - 4 m height Roof with no walls 2- they have classified this 48 sqm Alfresco as Private Open Space same as their swimming pool. Certainly, Private Open Space is encouraged to build and there is only MINIMUM rule. And I understand they can build 100 msq Alfresco if they have enough allowance for Site Coverage. 3- If their Alfresco is classified as Outdoor Build, and their Outdoor Build allowance is 60 sqm 4- their plan for about 45 sqm for 2 balconies/patios/verandahs ==> I estimate thay have about 15 sqm allowance for Outdoor Build for Alfresco I would be grateful if you could help with any experience and information!
