Browse Forums Building Standards; Getting It Right! 1 Sep 16, 2021 5:22 pm Hello Guys, I have a query about weep holes in my almost completed house (PCI done). Our private inspector has noticed in the pre-handover inspection that weeping holes on the brick walls is not done as per regulations. they are almost near the adjacent ground level. NCC 2019: - The DPC (damp proof course) must not be less than 150mm above adjacent ground level. Just wondering if this is something I should worry about for building durability and ensure our builder to fix before handover? Please advice me, what can be done practically to rectify this issue. Here are some pics at the front as an example but we got this issue all over our house, Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Damp proof course less than 150mm above adjacent groun 2Sep 17, 2021 7:41 am visvandev2 NCC 2019: - The DPC (damp proof course) must not be less than 150mm above adjacent ground level. Are you in a low intensity rainfall region and are some of the weep holes under cover? The full regulations are below. NCC-BCA V2 Class 1 & 10 3.3.5.8 Damp-proof course (b)The location of a damp-proof course or flashing serving as a damp-proof course, must be not less than— (i)150 mm above the adjacent ground level; or (ii)75 mm above the finished surface level of adjacent paved, concreted or landscaped areas that slope away from the wall; or (iii)50 mm above finished paved, concreted or landscaped areas complying with 3.1.3.3(b) (ii) and protected from the direct effects of the weather by a carport, verandah or the like; or (iv)in low rainfall intensity areas— (A)15 mm above finished paved, concreted or landscaped areas; or (B)0 mm above finished paved, concreted or landscaped areas if the damp-proof course is protected from the direct effects of the weather by a carport, verandah or the like. If the concreting is not compliant, it must be re-done. There is nothing to negotiate about this. Sometimes concreting is (still wrongly) too high due to the site cut resulting in an inadequate slab height but these planning deficiencies should be picked up pre slab pour. Unsuitable site cuts are also responsible in many instances for lack of proper stormwater and drain pipe slope. You should also have these forensically examined pre handover. 3in1 Supadiverta.
