Found a property that I liked a bit over 1000m2 but the building envelope is just 400m2. I've always wanted a big block rather than the tiny blocks on the market but wonder if this is essentially a small post since I can only build on less than half of it! While I am sure I could fit a house in 400m2, is the rest of the land untouchable in regards to development? There are trees on this block (basically a mini forest) which I'd like to at least trim back and neaten so we can use the space in some way. Does anyone know what's allowed with properties like this? Where more than half the block is outside building envelope? Thanks You would have no real chance if you wanted to move it back near vegetation especially as it would then trigger a bushfire if your block doesn’t have it already. Please also tress drastically impact your footings making extremely costly. You should look up the address and see what overlays are already impacting the land via councils pd hub/property map search there’s also a the state government one for noise etc to. Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
