The existing balcony is 2.5m above grass. Will this make my development 3 storeys? Or the balcony and the grass area under it don't count as a storey? Thanks! I think this is getting to the point where the CDC regulation is a bit grey, but i am interested to know why do you think 2.2m above NGL is counted as a storey and at which point is it not? Surely 1m above NGL is not counted as a storey. The CDC is not grey, its exactly as they intended. As are the houses which are a product of the CDC. Building above it is the second storey Yes Balcony is on the ground floor, but note there is the garage in the "lower ground floor". That's why part of the balcony is 2.2m above NGL. HOWEVER the balcony is not on top of the garage, it is actually on top of an open space. So building above the Ground Floor Balcony is considered a second storey, not third?
