Building in Ballarat who believe the below is ok, signed off with their inspector and have installed insulation. Can anyone here confirm? They had some foundation issues that they resolved but the quality seems way off, and they've been at the build for 6 months with underwhelming progress. This weekend was very wet so i'm conerned the insulation between the joists will be affected also.. Will see if i can get some photos tonight if they haven't sealed it in (mostly concerned about affecting its ability to insulate and mould). Are Gaps between bearers and piers normal - there are quite alot? Do the sistered bearers need to have supports under both butt joins? Are split joist flanges ok? Are any of those things ok or am I now assuming they have really messed up the foundations - they have now put the floor on top of this although i can still see the footing gaps and split flanges so I'm assuming nothing has been fixed. Re: Bearers and Piers 5Apr 17, 2018 8:06 am Aitch There should be no gap between the top of the brick pier and the underside of the bearer the gap on the detail just illustrates that there should be a damp proof course (DPC) which often gets missed? Also the detail shows double bearers where I can see they have used single bearers? The hoop iron straps are inadequate to resist shear,etc,etc I doubt their engineer would accept that work and I would not. The onus is on your Builder & Certifier to prove code compliance otherwise their engineer will need to certify what has been built is equivalent or better than what's in the codes. I'm not sure the rod applies for brick piers, they have to use a strap down of some sort though. Which I've also pointed out as some are loose/missing. As for ant caps I think the fact the engineered beams are termite resistent and the joists are also guaranteed for 25 years against termites it probably means they don't need (not in engineering)? Seems like they should have a damp course which they do not though. There are a number of things wrong at the build unfortunately, I've taken some photos and documented, sent them a bit of a list which they seem to be happy to work through - I need to give them the opportunity to resolve them despite being totally unhappy with the current workmanship. I'll just need to keep a keen eye and re-visit everything once they finish the framing. They have actually sealed the pier issues in (along with a bunch of fallen out insulation) by installing the yellow tongue but they say they will cut a hole and get in there. Just need to wait and see. I can ask about ant caps - I think they put in a chemical barrier around the house too so not sure if i should be too concerned about this one.
