We're in Lara (just outside Geelong) and currently live in an early 70s BV which we bought almost 10 years ago intending to renovate and then after 5-8 years make a decision to stay or sell and buy/build elsewhere in town. One bathroom and 80% of the kitchen/dining later, we've realised that: a) we don't really like renovating. b) previous owners' alterations and renovations have been done by ******* Bros Inc so everything is more complicated and expensive than it needs to be. c) to get it how we picture it in our heads, we'd be looking at $120K plus (plus plus plus...). The block itself has some issues (relatively wide and shallow at 21m frontage x 31m deep; north-facing front; can't move driveway crossover due to stormwater drain; 2m easement across rear boundary; current 7 m setback though hoping to reduce to 4.5-5 m) but overall we love the location - I grew up here and Mum & Dad are only 1km away. Land is very scarce except in the giant new estate at the other end of town and we really don't like the covenants the developer has set (nor that the price of a smaller block is more than what we paid for this place). SOOO it's looking more and more likely that we'll head down the knock down and rebuild road in the next two to three years. I would love to work out how to make single glazed windows to behave like double or close. Recently I heard about insulating paint. Maybe it is all here already, but I am yet to browse through all the pages. If somebody could give me hint or link would be even better. Current house was built with Impressions but we are finding the layout of our existing home is missing some elements which are too hard to renovate into existence. Our house goes on the market within the next few weeks and then we're off. This forum looks great so far, but I'll be doing lots more reading than posting initially. In June last year I started working for a finance company that had a brokerage business attached to it. Decided that I should make use of said mortgage broker and hubby and I purchased a block of land in Northern Victoria in January this year! Hoping to put our current house on the market in a few months time. Have no idea who we will build with yet. This will be our second build, we have previously built our first home in Warner Lakes back in 2008. Have decided to make the move - we both work in the city and the new block is less than 10kms commuting - compared to 25 kms which we now do. Will be using the forum to obtain advice about our build, as well as tips for selling our existing house. We learnt a lot the first time around, so hopefully this time it won't be as stressfull!! Look forward to interacting with many of you over the next 12 months. My house is about 40 years old and after dealing with a heap of tradesmen (who were appointed by my insurance company to fix damage from the big hail storm) who did really terrible work which has had to be redone again and again, I am very nervous about finding someone competent to do some maintenance that I want done. I'm hoping to get some recommendations so I can avoid drama. |
