i still know very little about the process of building a home and so i think i might ask a lot of stupid questions that might be simple to answer for others. Right now im saving up a deposit ($50k at present which i could put straight on a loan and still be able to furnish the house and all) and focusing on a lot more research as to how realistic my plans are.
my plans for building a home would include the following:
- Land in morphett vale (no more than $150k, but i would prefer smaller land around $130 if possible)
- A "house plan" from a major builder (from what i have seen, weeksandmacklin seem to have the most value for money, but im still researching that too) that costs no more than $110k for the plan
- finding out exactly what any additional costs required would be so that i can factor this into a budget.
I think i can figure the first two out just by visiting a lot of websites. But with the third, i am still very much a novice on the subject. If there is a better subforum to post this in, i could post it there (or if there is already an article on it that i have missed?), but i think ill ask anyway:
For example, $130k land at morphett vale, $100k house plan from weeks and macklin and an assumption that the land is in healthy condition (no rocks, flat level, etc). What other costs would i be looking at which need to be factored in before purchase? I want to be able to have a very likely budget of exactly how much i expect to spend so i know how much ill need to keep saving or if i should choose a different option.

EDIT: I have just looked at some prices for houses being sold in the area and have seen ones with a lot more features between $190k and $240k. If people were as honest as possible, would a first home buyer be pretty damn stupid to build a house if i can buy for cheaper? (i could still build a second better home in years to come when im married and need more space and all that). If my plan above makes me sound stupid, i'd feel very happy to be called that as i do want the best/cheapest option
