Re: New Build on 23acres near Donnybrook WA 24Apr 05, 2010 12:10 pm Oooh my eyes are sore from scrutinising the plans... Now is it normal to have pages and pages and pages of ammendments? The main problem areas are the kitchen (cupboards everywhere where I want draws) and the w/c,bathroom,laundry area. Just a question, what is the best and clearest way to make changes to the plans..ie. write a list of the corrections or get the scissors and glue out and move things around and restick on a second copy or some other way..What did you do? So far we are loving the house. Now that we can see the dimensions the house seems MASSIVE (31.6m x 16.7m). I am hoping to scan them in 2moro and will post a copy for your viwing pleasure (and hopefully some helpful comments about where improvements can be made). Rather dissappointing though, none of the changes we discussed with our SC in our last meeting prior to the plans being drafted have been included (putting in a fireplace, reducing two windows and including a hilight window in the MB). It means now that we will have to wait until after pre-start to view these items on the plans and if we decide we don't actually want/can't afford them then we will get hit with a $400 redraw fee. We have the email evidence to prove we asked for those things to be included so hopefully we will have some leg to stand on if they try it on. Oh well, better get back to it...so much to consider ... But we had a great big long list of about 30 things that we had listed that we gave them at prestart for them to change . At prestart these were all added onto the paperwork. Then I think from memory the plans were resent out a few weeks later and we had a week or so( i think . It might have been more) when we could make final changes. Final plans were then drawn up. Although the plans once back were not supposed to be changed we were told we actually had about 2 weeks even after this when we could alter a colour or change our minds on details without any costs. During prestart We actually altered the width of our kitchen and changed around the pantry area and added a wall in our kitchen area that we had assumed was there but wasn't. DON'T ASSUME ANYTHING WILL BE DONE THE WAY YOU'VE SEEN IT DONE IN ANY OTHER BUILD. The kitchen being our major changed area. If there's things there that you have not mentioned or that you want them to have priced up ready at prestart or at least to have an idea of price by prestart ( drawers instead of cupboards) I would ring or email them before prestart. Especially if you asked for them. We gave our person several calls about various hot water options to get an idea of pricing before prestart. Get everything in writing even if it's an emai if you can. If it's in writing you can push for it later if there is a problem. For example we scored big time on rock removal because a reply to us said they'd be removing rocks dug up when they did the leech drains. This was an error but because it was in writing it got done when they did the final clean up of the block at the end of the build. We emailed our prestart lady several times before prestart and also the person who signed us up a few times before we were given a prestart person. If you want to make a copy of the plans and cut and paste it with modifications do so. Sometimes that really heaps when you are trying to explain what you mean to the builder. We were lucky enough to have an electronic verison of our floor plan and I played with this a few times sending details and queries back to the builder before prestart.
