Hi, all Great to see so many people here!
I'm about to take the plunge and buy a house and land package from Metricon (begins with 'M' and ends in 'etricon') in Melbourne. I've come a bit full circle, since I originally looked at building about 4 years ago when I was in no position financially to do so. After saving a deposit I had been looking at (and bidding on!) some established homes in my area (eastern suburbs) recently, but the competition and out-bidding, even on so-called 'sale by negotiation' places turned me back onto building.
So anyway, we've settled on a house design that we like (Lindeman), and are going on the weekend to see about purchasing a house and land package. It seems to me that this is the perfect stage to seek advice from people who have already gone through the whole process.
I'm a bit clueless on how conveyancing works with H+L packages as opposed to buying established - does conveyancing come into it with the contract - will they just address the transfer of title etc, or can I enlist my conveyancer's help in looking over the final contract with the builder?
I've downloaded Consumer Affairs Victoria's Building and Renovating Guide, but seek any and all advice from those of you who have gone down this road and can tell me what to avoid.
