Browse Forums Windows & Doors 1 Mar 21, 2020 2:42 pm Hoping you can help me I’m in a building code loop. We are CDC. I feel like there must be a solution but I’m missing it. Sorry please bare with me with details below! Upstairs kids bedrooms on side boundary- windows. Height of room is 2450. I think top of window needs to be at 2250. Child protection: Under 1700 high must have max 12.5cm gap. So either opening is above 1700 or you have fixed lock on the gap. I want louvres which only have 10cm opening so I don’t see this as a huge constraint. Privacy: anything below 1500 must have screen (so dense no point having window I think) or obscure glass. So if I want a window of at least 1000 high I would need to have frosted. Or I could do frosted fixed and then on top have opening windows - louvre or awning. What would you do? Solutions I’m missing?! Builder wants to do a 600 high, 2400 wide window, at the 1700 line. I feel like this is not high enough! Re: Upstairs bedroom windows - solutions please 2Mar 21, 2020 4:04 pm Just on the child protection issue - we have almost floor to ceiling louvres on the upper floor. It wasn’t sufficient that the louvres have only a 10cm gap, we had to get special louvres that lock the individual blades in their frame so they can’t be removed and the gap made bigger. These types of louvres are significantly more expensive! Just something to consider if this applies to you legally where you’re building. We are in NW Sydney. I want louvres which only have 10cm opening so I don’t see this as a huge constraint. I see Hillsbuilds had a problem with louvres meeting the standard. This surprises me as a child could not remove a blade with one hand, and the standard allows a window to open wider than 125mm if it has 2 catches which need 2 hand operation. So I would challenge that... Privacy: anything below 1500 must have screen (so dense no point having window I think) or obscure glass. The standard is obscure or screened up to 1700 above finished floor level. So if I want a window of at least 1000 high I would need to have frosted. I recommend a window with a transom at 1700 FFL with obscure below that and an opening sash in clear above that. Builder wants to do a 600 high, 2400 wide window, at the 1700 line.
