The original timber door/window frames are worn out and have passed there life expentency. They let a lot of noise in, showing signs of rot as well as water ingress. I know that the balcony is lot property as it's pre-1974 so that is my responsibility, not strata. Also, they will want to see that the work performed is completed by a licensed tradesperson and that any new door is compliant in every way. If you are increasing or decreasing the size of the opening, you may need to have additional permission (including your local Council), and structural engineering completed. A good way to go forward is to send your strata manager a copy of an indicative quote detailing the work and new door, and on that basis ask them if they have any issues. If they do - resolve them by making changes (eg colour/ style of door/ flyscreen or no flyscreen, door frame material etc); if they don't have any issues, check what is the process and then just follow it. If the door has deteriorated to the point where its unsafe, ask them to attend to your emails urgently. You can easily have a replacement timber double glazed door with an emphasis on acoustic performance, or a upvc one (the wide, substantial upvc frame resembles timber), with the latter being less maintenance, especially if the elevation is East or South.
