Browse Forums Windows & Doors 1 Jun 29, 2017 10:04 am Hi All, We're almost at final inspection time for our new build. We noticed yesterday that there is quite a large gap between our brick veneer and the window jam on one of our family room windows. The window next to it is flush with the bricks. The gap is about 50mm down one side. We have heard that some builders will fill said gaps with product but we can't help but think something went wrong somewhere and needs fixing before we move in. How big is too big a gap when all other windows are flush? Thanks. Re: Gaps in window jam 2Jun 29, 2017 11:17 am We had this too. The window installers will come and put a flashing around the window. I wasnt happy about this but apparently it's standard and to be honest you would never even notice. Re: Gaps in window jam 3Jun 29, 2017 1:52 pm michelle.browne We had this too. Thanks Michelle, Do you have a picture you could share? In my mind it's just going to look lopsided. Right beside our outdoor entertaining. If it was on a wall away from view I probably wouldn't mind so much. Add that to the flush window right beside it and I think it might be really obvious. Re: Gaps in window jam 4Jul 01, 2017 2:32 pm 50mm is ridiculous. It is an error. Sounds like the brick opening was made before the window was installed. Also sounds like the carpenter planned for a different brand of window. You can either ask for the gap and flashings to be equal either side or redo the brickwork, or have a window made that fits the hole. I went back acouple days later an measure it at around 18mm. So my bad. Only one of the windows in the build was affected and you can see where they have tried to stretch the brick veneer across to meet it as the mortar there is quite wide. They just didnt get there. The outcome was strip of black metal that matched the frame and hid the final gap. This was Pplied by the window company. A&L Windows. Now when I walk past I know its there but you wouldn't know if you weren't looking for it. Weve moved in and are otherwise happy with the build even if the painters Re coming back a fourth time to fix their questionable work. The builder is letting them go once they have. That's been the biggest let down for us moving in to what we though should feel brand new, not dodgied. Cheers. Hope that helps others.
