Browse Forums Windows & Doors 1 Aug 12, 2008 2:56 pm Hi Everyone, We went to our house last Sunday to see our new roof (very exciting). While doing my inspection of the house I noticed the the frame for the sliding door in the Home Theatre which opens onto the Alfresco has scratches all the way down it. It really bothered me to see it and a few days on it's still on my mind which is stupid I know but do you think I should bring it up now or wait? DH said not to worry about it for the moment and we'll bring it up inspection closer to handover. Will mean that they won't be able to replace it? Has anyone else had this problem??? If so what did they do it fix it?? Apply a coat of paint?? I don't think I'll be very happy if they just paint over it. Here is a pic to show what I mean. Thanks in advance for your input. If not, Builders problem, not yours. It is not adviseable to pant over scratches in powdercoated metals, it looks terrible, and it does not always seal against the weather - RUST. As they couldn't do anything about it we negotiated a credit (for that one frame) that compensated us and they touched it up with paint.
In the scheme of things once the house was finished and we were in we never took much notice of it and no one else noticed it unless we pointed it out. I would let your supervisor know now and ask what he thinks is the best way to solve it. This will give the builder a bit of time to come up with a solution. We were always very nice about our issues that came up and mentioned that we had noticed something and that we would be bringing it up to fix at there last maintenance check and they generally fixed it then and there rather than waiting. If I was in your place, I would tell our SS and CSR right away about the issue. I won't wait until inspection so it won't be a cause of handover delays. That's what we normally do, as soon as we see any issues, we email our CSR about it. I think you're 'entitled' to one at base stage when the payment is due. If not, maybe request a site mtg and bring it up (an show him) then. I doubt whether it will be an issue - that's the ONE good thing I can say, they've never argued about the issues we've raised, so I'm sure they'll replace it if it's on the actual door. I've taken everything you all said onboard and have sent an email to our CSC with the photo attached showing her the scratches. I'll await a reply and fill you all in.
I'd be really cross if they touch it up with paint. It will be something that I'll always look at! VJ, you guys are lucky to have your CS details! We have to go through our CSC for everything!!!! Adrian, there is a protective cover on the outside of the windows but not on the inside. gweluphome - could you notice the paint alot? Sounds like your builder was happy to fix these quickly which is great. Petal, would you be surprised if I told you we know nothing about a site meeting? We haven't even met our SS, I rang him once back on 3rd July about the slab and then he rang me last week after I told our CSC that the window in bedroom 3 was the wrong size We have been told by our CSC to take everything up with her and she will pass on to our SS. Our SS new that there was no way they were going to take the frame out and replace it so this was the best solution for us.
We had sheerfold blinds over the top also, so as I said once we were in we never noticed the paint. It was almost like the touch up paint you get for minor scratches on a car. Our SS new we would just keep bugging him if he didn't fix our issues. We would just ring and leave a message every hour if he didn't get back to us eventually even the assistant was getting annoyed at him for not getting back to us. H2B, When we had the overhang issue with the timber/slab, we couldn't sleep. The people on this forum gave us the strength to stand our ground and not accept any crappy jobs. We met with our SS and CM and the CM even gave us his email address so in case there would be anything not attended to ASAP, we could elevate it to him. We still send all our issues/queries thru our CSR. But if she doesn't reply within some period (which, normally happens), we email her manager and copy furnish the CM. There was even a time that the CM suddenly pulled out our SS from his weekly meeting after receiving our email! That afternoon, we met with our SS, as advised by the CM. It's working for us, it might work for you. Whenever you encounter any issues, email your CSR with all the details (including photos if you have) ASAP so they could attend to it and not wait for a meeting before raising them. I did raise this a couple of times by email with the CSR, who chose to selectively ignore it, but we had a site meeting with the supervisor the other day (our first) and I pointed it out to him. he said the usual "don't worry, don' t worry - we'll fix it, everything will be perfect' so now I'm worrying even more about how they will fix it. I did end up emailing our CSC with a photo attached of the scratched door frame. She told me not to worry, that these things will be fixed up before handover. I told her that I would not accept a coat of paint to fix it so I was letting them know now. She has made a note on our file. Not sure if the door can be lifted out of the frame and be replaced? I'll ask EXACTLY how do they propose to fix it - the dent is not overly noticeable, but I know it's there, and it bugs me. We have th same problem with scratches on our powder coated window frames around the house. In fact nearly everyone has been scratahced. PD are very good at agreeing with everything but the actual action taken to fix problems is totally different. They are in fact as mentioned previously turning powder coating into little more than zincalum or the like becuase you then have to repaint the offending areas. There is a company here in Melbourne called bathroom magic who do this type of work becuase they are the ones who are havin gto do ours. But are very slkow and do not want to do work for builders anymore becuase they have alot of trouble getting paid by them. We have even offered to pay them direct ourselves and get PD to reimburse effectively making us the clioent not PD and try and put their fears of non payment aside. But PD doesn't want to do this and just keeps plugging away themselves. Like I say that is the story we have been told about bathroom magic. But who knows the truth we have been told so many ****** so it is hard to know if this is just another one of them. I can't help you a phone number or area they are based in. Our hosue in Berwick so they obviously work there. It is absolutely not acceptable for them to be left damaged like that you should be saying something loud and clear now and getting a meeting sorted to meet on site with your ss to discuss. I'm sorry to hear that they are still dragging their feet with you guys. Thanks for the info on Bathroom Magic. I will not accept a touch up of paint on anything. I made this clear to our CSC yesterday. I think we need to organise a meeting with our SS as we have not met him yet and also let him know about the door too. Several years ago we replaced all the windows in our double brick house, previuosly wooden shutter windows which we repalced with sliding aluuminium ones. Or am I missing something here?? This is 100% true. You can not hang anything on steel frames. very frustrating 8 5346 Its the flashing and is normal. Some builders cover them up others just leave them handing.
