Hi I am quite new to this and posted a topic on possibly the wrong topic forum.
I am in dispute with a builder who has not installed window flashings and has rendered over the rubber window seal. He refuses to accept this as an issue and have to engage a building inspector to verify that these issues are indeed deemed as defects.
The windows are aluminum and and have the drain holes inside the frame which means that the water drains into the cavity.
The house is rendered brick veneer and is on strip footings. My information is that the water cannot drain straight down , it needs to be collected by the window sill flashing and then it is allowed to run down the face of the wall onto the dirt. if it dains straight down there is a chance that it will hit the timber sub floor and frame. The inspector said that the rendering over the rubber seal negates the propose of having a gap between the window frame and the window sill, hence once the house settles in time it will crack at this junction and then nobody knows where the water will go.
Can anyone help, builder is demanding payment , and I am refusing to pay!
