I guess in short it depends on whether you are going down a bulk build/house and land package type route or a more custom route. For me, our build is architect designed and thus full custom. We will tender to local boutique builders and I will more than likely be specifying in my inclusions that the builder must work with a particular window supplier for the window schedule where the window brand, specs and technology will all be locked down. This will ensure we get exactly the performance characteristics and look we need for the home and may also help remove price deviation from such a large component of our build cost. I suspect if you are working off set plans from a bulk builder this may not be a path open to you as they tend to have supply agreements already in place for the plans they offer so they can achieve pricing that is attractive in market consistently.
