We had requested our builders to provide an external swing door from our living room to the side yard of our double storey home during the contracts phase and this was approved a few months ago. We are now finally nearly ready to start building and have been advised they can't do it as "it is a habitable area and will not be weather proofed. Water may come in when it's raining"!? Their alternatives are to put in a glass sliding door which won't work as it will take up too much wall space or build an extra alfresco which will be 1.5 m wide by nearly 5m long and costs several thousand dollars. Has anyone else come across this or know what we could do to get around it? We don't really understand the problem but this side door is pretty key to our plans for outdoor entertaining and gardens. We do have a swinging external door to our laundry but apparently this is okay as it's not a "habitable area". So confused! A bit of water entry isn't usually so much of a concern in a laundry or foyer. I think you can get framed swinging door sets from some window manufacturers though that do seal, similar in style to bi-fold doors. What you want is a French door i.e open out... ours seals well... I am sure others have them... maybe timber will be a problem as it warps over time.
