I’m having a water problem in a carport on a slab I’m converting into a studio. See pictures of water inside; exterior wall with new Fyrcheck cladding as yet unpainted; edge of concrete slab with flashing lifted up and drain which is installed away from the slab edge to allow termite inspection; and edge of window which lacks flashing. The last photo shows some corrugated iron which has been put in place as a temporary measure, particularly due to the massive amount of torrential rainfall we’ve been getting here on the NSW Mid North Coast. I’d rather not have to take the window apart to install flashing and am thinking a solution is to seal the edge of the window (as an obvious step) and install z shaped drip flashing on the exterior of what is already in place along the top of the window. I’m also thinking of adding a very narrow awning over the window to deflect rain and maybe add some other kind of cladding covering the window edge and covering the entire corner, all sealed of course. What are people’s thoughts on this, or any alternative solution that anyone can offer. The other problem is the seepage from the edge of the slab and above the flashing along the newly clad wall. Any thoughts on how to deal with this would also be greatly appreciated. Having the ground only a few inches down from the top of the slab and what looks like the garden up against the wall in your first pic won't cut it particularly in heavy rain as you have discovered. Then you need to put in a decent sub-soil drain with good fall with a good amount of gravel so any water drains away quickly. Stewie AFAIK, flashing is a minimum standard.
