Browse Forums Windows & Doors 1 Aug 29, 2014 2:38 pm Just wondering if anyone can help me out, we've got a 4.2m long splashback window in our new kitchen which is not level. The builder isn't keen on fixing it, so I've been trawling the internet trying to find something more specific than what is mentioned in the guide to standards and tolerances "8.08 Bowed window heads, sills and jambs Sills, heads or jambs, that have horizontal or vertical deviations (bow) from a plane surface greater than the dimensions stated in AS 2047- Windows in buildings - Selection and installation or proportional equivalent, are defective." Does anyone here know what those dimensions are that they're referencing? Its a massive con having to buy the entire standard just to check if your builder is doing their job properly. Thanks! Re: bowed/not level window 2Aug 29, 2014 10:31 pm Clause 7.2 INSTALLATION Openings in building into which windows are to be installed shall be of sufficient size to allow the window frame to level and plumb. The word 'shall' in a Standard means it is mandatory. If the window frame isn't level, your builder is responsible for making sure it's fixed. EDIT: Bow, spring and twist is only applicable to wooden windows. Re: bowed/not level window 3Aug 30, 2014 3:37 pm Thanks Oncewerefurriers. The problem is, its of sufficient size, its just they haven't levelled it properly, it has a low point and kicks up at one end. The chippy came back 4, yes, FOUR times to fix it and even though it was still out they assured us that the plaster skim coat for the reveal would fix it up. No such luck! Now we're almost at handover and they're all "oh well". I'll see what they say when I hit them with an actual clause, thanks again! isn't a garage level with the rest of the house a given? pretty sure they 'came around' long time ago. if you have a flat block, the garage is usually level with the rest… 1 13366 they can, it's a fairly standard solution when the slab isn't recessed. the falls need to be in the main floor, if it hasn't been done then you need to ask them to redo… 4 5053 interesting situation what happened after builder issued final invoice? did you list as defect or not does the building surveyor have any responsibility? ie. issuing… 13 39337 |
