Browse Forums Windows & Doors 1 Mar 18, 2013 3:37 pm Here is a not-thought-of scenario that has gone to DA .. lol .. We have a swimming pool on the side of the house . the dining area overlooks it .. and hence due to safety .. a fixed window was placed there (the pool is close enough that a dedicated balustrade can't be put around it - so the house's boundary will form the surroundings) .. Now we just realised that there is no ventilation in that area .. and we would have been better off getting a different window type there ... say louvre window .. or a combination of fixed and louvre .. or maybe fixed from ground up but with some sort of opening near the top end .. Is it possible that at the time of build we change it? Or is this going to cause a problem? I'm trying to figure if the safety aspect of the fixed window is still upheld by say a louvre window which only has slat openings and no one can put their head/body through it .. What can we do? Thanks! --- I don't have a signature - just this sentence saying that I don't have one - that'll do! Re: Fixed windows in DA plan .. can i change them to ..? 2May 21, 2013 12:33 pm Hi, great question. Changing the scope later would not be a problem as a fixed window would be made using commercial framing and a louvre can easily sit within the commercial frame. So the best option would be to have a fixed light (panel) down the bottom up until the required height for pool enclosures and then fill the top light in with adjustable glass louvres. Look at Australian products when it comes to louvres like Klimat Louvres - they are relatively inexpensive compared to other suppliers. Another option would be to have a full height louvre window. Just make sure the bottom section has an opening limiter to limit the amount the louvre blades can open to meet your local pool regulation. You'll need to check with local authorities as to what applies to you. Re: Fixed windows in DA plan .. can i change them to ..? 3May 21, 2013 1:17 pm I saw on Grand Designs Australia (haha) that they had a similar situation and they used a vertical sliding window - the bottom panel was fixed (up to a certain height required) and the top panel slid downwards to open the top half of the window. Was very nice. No idea if those are difficult to do/get. It may have been custom made. Build thread: viewtopic.php?f=31&t=65085 5 10459 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17511 So AFAIk the outcomes of the BAL ratings form part of a clause that allows them to pass these costs on to you.
