Browse Forums Windows & Doors 1 Jun 14, 2012 2:50 pm We have KDHW doors and windows in our new build and I found out today from the manufacturer that these are supposed to be stained the day they go up, if not before. In fact, they were installed and exposed to the elements for a couple of months before we were informed by some note in the site meeting minutes that we needed to stain them ASAP. Both the builder and the building designer were aware that neither myself nor my husband would be able to do this - my husband works interstate and I'm a fulltime carer for my mother who has Alzheimers. We are painting and tiling the house ourselves but were led to believe that this could all be done after handover. The building designer is being paid to do the contract administration on our build and between her fees and the house we are paying about $19,000 a square. Am I right in believing that the building designer should have prewarned us that the windows and doors would need to be stained immediately and, at least, given us the option of getting someone to do it for us if we couldn't, rather than putting some note in the minutes for us to read and wonder what is going on? Are there any building designers/architects on here who can comment on the professional ethics here? Or is it just a case of "stupid client - pay for your ignorance." Re: KDHW doors and windows left unstained 2Jun 21, 2012 12:29 am The KDHW doors and windows can come Pre-Primed from the manufacturer for an extra 1-2k, I see that you are not owner builder therefore you should not expect to do anywork yourselves unless you are prepared to. Maybe the confusion stems from the fact that your organising the painting not the designer or the builder Landscape Design & Construction http://cherub.squarespace.com/ Re: KDHW doors and windows left unstained 4Jun 21, 2012 8:14 am We have cedar windows and doors in our house (owner building) and we naively thought that staining them would be a quick job that we could do on the day that they went in - but to do it properly (3 painstaking coats, if it was rushed then the brushmarks showed through) it ended up taking me 4 months working 3 or 4 days a week in a container onsite. Luckily I had them completed before they were installed. My advice would be get them sealed asap as the timber will change colour over time left exposed. It isn't the builder's fault as the designer specified unprimed windows and doors. The problem as I see it is that the designer, who was also looking after the build for us, simply didn't bother to let us know what the real implications of having unprimed windows and doors would be. If we had known we could have specified "primed" or we could have prepared ourselves in some other way. As it is , we do already have damaged windows and doors and it is very difficult to seal them in winter when it is often wet. If we had been looking after the build on our own I could have understood such a mistake - I freeely admit we don't know what we are doing, but that is why we hired someone at some expense to know things for us. As it is we have had to learn the hard way even while paying someone pots of money.
