Browse Forums Windows & Doors 1 Apr 21, 2012 8:53 am I have 4 larger windows and a sliding door installed in my family room. These windows are down to the floor. All of the windows and door (bar one that faces the covered alfresco) has water damage to the timber flooring in the reveal. There is no eave outside and these are subject to the weather. We are trying to find out what may be causing this and think it may be the windows leaking. Going back through photos it seems the flashing that was supplied on the base of the window and doors upon delivery was removed. (side flashing remained). The windows appear to have been installed directectly of top of the kordon orange termite bariier, which is right ontop of the slab. The timber flooring was then installed onto of this right up to the window frame. Could the lack of the flashing be the cause of the leak? Is this the correct practice or should flashing have remained on the windows? If this is the case, what would need to be done to fix it? Really appreciate any help/advice you could give me. Thanks Yes, that could be the cause especially if the windows and door face a prevailing wind. Also check the weep holes under the sills to make sure they are present, and that they are draining. What sort of area are you in terrain wise? I attempted to do the calculator as best I could, but was a bit confused on some of the terms, and err'd on the side of a lower rating. these are the results. The timber floor has absorbed so much moisture that it is rising through the boards in the reveal and causing the coating to bubble, then pop. The flooring is strand woven bamboo. cheers Re: Windows leaking 8Apr 26, 2012 7:12 am From a distance, your windows look to be well flashed - except the head which appears to have no flashing at all. If the windows remained like that after bricking, then that would be a problem - any idea where the water first appears on the inside?. I think your home would be N3, windows should be OK... there will be a sticker somewhere that mentions the N rating or maybe just wind rating and water penetration. G. James windows I think? So you don't think there is any issue with the black flashing supplied on the bottom of the window being removed and it only sitting on the kordon orange then? I am guessing they wrapped the orange stuff around the sill, but I don't know... but the head looks like a problem to me... that should have had flashing, maybe the water is getting in at the head - check with the builder, or see if you can see through the gap at the head. Can you see water at the transom (horizontal divider) when it leaks? I can see the weep holes in one window, check they are all there and clear.
