Browse Forums Windows & Doors 1 Sep 15, 2007 5:09 pm Hi all, I'm in a 'friendly' discussion with my builder about some window changes that I want to make. I know there are some window experts on this board so I'm hoping that I hear from one/all of you
There are 4 window modules in question, 2 on the top level, and two on the bottom level. See bottom of the post for a picture. The two modules on the top level (W11 & W12) are 2310 wide and 2100 high each. Each of these two windows are split into two equal sized panes for a total of 4 panes and an overall width of about 4620 for the two window modules. at the lower level we have the same situation mirrored except the height is only 1510 (W2 & W3) The upper level is double glazed, the lower level is single glazed. Frames are Aluminum (thermally 'improved') The upper level has one pane of the 4 as a double hung sashless, all others are fixed. On the lower level one pane in each module is awning type and the other is fixed for a total of two fixed and two fixed panes on the bottom level. So I'm looking for some ballpark figures about how much window modules like this would cost. Hopefully some one can help with that. While I'm at it, I'd also like to know how much the window modules might cost with the following changes: To maximise the expanse of glass on the top level I want to change W11 & W12 to to have the outer 1/3 of each of the windows as casement, and the inner 2/3 as fixed pane. This also eliminates the DH window. I presume it also makes sense to carry through a similar theme to the bottom level, so I'm thinking casement/awning on the outer 1/3 of each window, and inner 2/3 as fixed pane for W2 & W3. So the change really is two have larger panes of glass on the inner sides of each module, add two casement movements, delete one double hung movement for the top level, and at the bottom, two wider panes in the inner sides of each module and change from two inner awning movements to two outer awning or casement movements for the outer third of each module. While you're waiting for a reply from one of the many experts, can I ask a question about your string of F winows in at the very top. Do they provide light into the "upper left" rooms? How high are the ceilings in the "upper left" room? What made you add that top section? Looking for some ideas for my design. Cheers, Casa. it just adds an extra ambiance and light into that room (living/sitting room). The roof ends up at approx 3.6m in that room. The pop-up is square in shape. Also, since the design is very open-plan on that level it helps to frame the sitting room. Re: Window pricing help needed 5Sep 17, 2007 11:17 am I'm going to give this a bump up to the top to see if I can get an answer quickly. This is the last piece of the puzzle holding up our contract signing.
Basically, builder is asking more than a couple of thousand dollars for the proposed change. I can't see the cost increase they are quoting with the changes I'm suggesting considering there is no extra glass or aluminium.
