Browse Forums Windows & Doors 1 Oct 10, 2009 7:08 am Hi All, I was looking over our final plans the other day (that we have now fully signed off on) and to my horror noticed an issue on the placement of windows to the first floor. As per council regulations, we had to get 2.7 meter ceilings to both ground and first floor. In doing so, the tender mentioned that "window head heights" are to increase but i didn't take too notice of the vertical placement of the window (thinking it would be similar to the display home). I got out the trusty ruler the other day and measured the following from the scaled elevation diagrams of our final plans : Master bedroom window : starts approx 1.8m from the finish floor level All the bedrooms : starts approx 1.5m from the finish floor level Our family aren't overally tall, but looking at measurements from the elevation diagrams seems like we will need a chair to look out through our windows and the kids will definitely need a chair to look through their windows. Have i measured correctly (ie from the finish floor level)? If so, what can i do now ? Re: Windows too high ?!? 2Oct 10, 2009 8:03 am What is between the top of the window and the eaves? If there is a fill of some sort, you should be able to readily move the windows down so that the sill is the same height as the display home. 1.5 m high sills is ridiculous and should be fixed (you might as well have skylights). There is approx 300mm from the top of the window to the finish ceiling levels, which i believe will be filled with infill's (which i cant see as it will be masked by the eves & roof). Do i have enough time to change things now ? Will this affect bassix, council etc ? A minor change can be requested through Council and they would have no problem since it's better for all concerned. It would probably affect Basix, but I personally would proceed regardless and worry about it later (if anyone even notices). I think someone was being quite stupid when they let that obvious mistake continue. Common sense should tell them it's wrong, wrong, wrong.
