We had our house designed by a family member who is an architect, and the current plans have only just been done for planning permit and builders quotes so he hasn't specified it in full detail yet. The builders who are quoting the job for us want to know what windows we want, so we are just trying to make a final decision. We definitely want timber windows - but what style...? We were originally wanting double hung. They are however more expensive than we first thought - so am now wondering if anyone is able to say are they much cheaper as single hung windows ( ie lower panel fixed, upper panel can drop down/open). Our other choice - or we may do a mix of the two - we really like casement windows, so if we go for these instead, is there any pros or cons I should know about casement windows? Hi If you are looking for a major change in cost, I don't think you will get that moving from double hung to single hung. Casements are generally seen as the premium product by manufacturers and they charge accordingly. I would look at awnings, they also have the benefit that if left open in the rain they don't let the rain in. If you're in Melbourne/Vic I can change your economic decision easily. Please PM me. I guess we are just trying to decide whether to go with double hung or casement throughout or a mix of both, and if there are any pros or cons to either, and also how big is the price difference between the two... No need to apologise, I have no emotional tie to awning windows, I just think they make sense and to be honest if they are closed nobody can tell whether your window is awning or casement or double hung... Price wise... it depends on the supplier, each will be different. But the price will be higher than awning... just because. Ive had a few timber companies send me out pamphlets with info, if you havent contacted them then I can summarise what they say about either type (pros and cons) and email you? Hi The only issue I would mention is the spring balance which is used in double/single hung windows in Australia, they are prone to failure (and not legal in the USA where they have a superior product). (our casements are the same price as awnings) Ed How funny Ed - we went out to chat to our builder on friday, and to have a look at the house he is working on at the moment, and on looking at the aluminium windows he had there, thought we might go for them, possibly with a timber architrave, and then, on closer inspection, saw they were EcoClassic windows! Although hubby is still hoping to get away with timber and single glazing ( just organising energy assessment at the moment to see) but if not - I think I'll be having your windows after all! Great!!! Must be an intelligent builder To be honest though, unless it's a price issue, don't go for single glazed. It will date all homes soon... very soon. Next year 6 star becomes mandatory and so on. So in a very short time all homes will have to be double glazed. I mean like 2-3 years. And buyers of older homes (which yours will be) will be looking for energy efficiency. And the actual energy rating will need to be stated at the time of sale. Just check out http://www.domain.com.au against every home is an energy rating just waiting to be filled in. To soften the blow for everyone, today's energy ratings contain some erroneous information, like smaller houses are given a leg up the scale, the software actually gives them a head start by about a star. The energy rating on any home in future will be on a different scale. Some builders claim 8 star homes today ... I know one actually achieves it . I think close to 10 stars would be the goal in 5 years, measured on today's scale. Today's homes in Australia would not pass 2 stars in Europe & the USA.
