How does "Choosing a window" actually work if you're just getting a "volume builder" to build you one of their homes ?
Can you say "I want you to use xx model windows from yy supplier ?
Or do you just get whatever they stick in the holes in the brickwork ??

As someone else, who has lots of experience with volume builders as a supplier. A minority will let you choose a window supplier, and mostly those will negate the warranty for windows supplied by you. This warranty issue may seem obvious and not a worry, but you may find a dispute between the builder and you the supplier, as to who is responsible for a problem like leaking windows - which can be caused by the construction of the wall, the installation of the window or the product itself. Further, windows cannot be simply swapped to another brand for any home design as the install details require different timber frame openings - and that is a major problem for volume builders. But do try, but the most likely result will be a "no".
For volume builders, the deals done with window suppliers are keen, and the whole house is designed around a product they know, including lead times and trades. It's the trade off for the low cost home.
Having said that, I know most volume builders in Melbourne and can find ways around this with most of them (but not all). But it does rely on a personal relationship and trust.
