The reason I ask is I am not sure if this is a state by state thing but as our homes are built slightly different over here I am wondering if this includes the stairs. I have just been to the wood floor shop to enquire about a cheaper way of putting timber on our staircase. At this stage we are looKing at between $280-$350 Per tread. This includes the wood and the finish. They didn't seem to use anything cheaper on the risers considering I want them painted and there is not a stained pine option...... Is this how your stairs are done....do you have concrete stairs......do you know how much your stairs alone will cost you? Thanks guys. The rest of the timber that is visible is Victorian Ash and that will be clear lacquered. The cost was about $1700-1800, then the builder tried to slug us another $800 or so to cover the coating because it's not the same as the rest of the paint in the house. SWMBO negotiated that painting cost down to about $400. Prices are approximate - I'm gong by faulty memory here Built the C£arend0n Cambridge: Moved in. Happy campers. Our stairs go up and are round, maybe it made its more difficult, but was way more than $300 per stair. DA approved Waiting on a few more Builder's quotes. I have 16 stairs so roughly looking at $5500 for the staircase.......done, finished, in our chosen timber. Re: Wood floors including stairs questions.....??? 7Apr 15, 2009 7:17 pm Update on my prices now that SWMBO is home The staircase was $1300 for the upgrade to Vic Ash as opposed to painted timber, and the builder later tried to slug us another $900 for painting ("all that extra sanding etc"). So we don't know what the original stairs cost when not upgraded, it's part of the project. After talking to the stair company, SWMBO negotiated with Clarendon to reduce the painting cost down to $500. No carpet included in that, and we haven't actually priced carpet yet. We are hoping to get away with about $15k for everything bar the bedrooms but that means only $10 on the actual floors as the $5000 will be just for the stairs. Thanks Helldad much appreciated. Re: Wood floors including stairs questions.....??? 9Apr 15, 2009 10:20 pm Its much cheaper to use T&G flooring for the treads (over ply or yellow tongue) than large end-section single boards for treads boards. The fronts are trimmed and rounded off the same. They can look just as good if the right chippie does it. Then we were charged an additional $770 to paint/gloss the risers in white and approx $680 for stain grade handrail and approx $420 for s/steel balustrades. The guy we are using is charging $16k for the entire house (150sqm of timber flooring), no separate itemisation for the stairs. He was the second best price but more importantly came highly recommended from a friend. We bought the timber separately so these prices are exclusive of the wood. I also got the builder to give me a price on wood railing for the stairs instead of the aluminium thats included and we have to pay an extra $180 Not sure about this one yet.
