Browse Forums Windows & Doors 1 Apr 05, 2009 7:09 pm Hi all Im trying to save a few buck (like everyone) the builders price I feel is to expencive for the cavity doors. I would like to put then in after hand over. I had a look at them in Bunnings the other day. It would seem you need to get at them with no plaster on the walls. If I put them in after H.O. will I need to take off the plaster? As studs & noggins will be in the way & will need to be modifed. Anyone had a go at it after hand over, Is it best to get it done with the builder during the build? Thanks KW................ “It's just as unpleasant to get more than you bargain for as to get less” George Bernard Shaw. Re: Cavity Doors after hand over how difficult? 2Apr 05, 2009 7:16 pm it will always be easy if the builder does it, depending on how much he charges. How much is he charging?? Cavity door frame = 160 door = 40-100 Plaster = 50 Paint = 50(wall) 30 (skirt/archs) new skirts/archs = 15 door handles = 20 time = ????? the above is assuming the the area where the cavity door is going is easily excessable. Re: Cavity Doors after hand over how difficult? 3Apr 06, 2009 12:10 pm You would have to remove the plaster from at least one side of the wall, remove the studs and bottom plate, (you will probably damage the plaster from the other side of the wall when removing the framework so out it comes too) Fit the cavity frame, then the door, then frame up around the silder frame and install new plaster, arch's, jambs, skirting then set and paint. If there is electrical in the wall you will have to have it re run as well. Unless the extra costs are criminally high (in which case you could appeal to them to be more realistic) You wont save anything doing it after handover as the costs to do it after handover would be massive. How much are they asking? Re: Cavity Doors after hand over how difficult? 4Apr 09, 2009 3:35 pm We are getting charged $430 for each cavity door we had in our place which I think is reasonable, especially if it'll cost you more than that after H.O. Have you gotten a quote from anyone for the job after H.O? ---------------------------------------- Building the PD Lisbon 24 http://www.porterdavis.com.au/#homeviewer/lisbon/24 Blog of our progress. http://lisbon24.blogspot.com/ Homeone build thread https://forum.homeone.com.au/viewtopic.php?f=31&t=28665 Re: Cavity Doors after hand over how difficult? 5Apr 20, 2009 5:06 pm Thank you to all who posted on this thread. I have had exactly the same question, with the building quote at $375 each. Upon asking for quotes, I have either received a price of at around $700 or told it has to be done by the builder or it will be too difficult later. You have helped me clarify my thoughts. Time to go back to the builder and request a post contract variation. I hate looking at it as it's not real great. If i had my time again I would get someone else to do it. If at first you don't succeed, try, try again. Then quit. Re: Cavity Doors after hand over how difficult? 9May 10, 2009 2:19 am Hi all For those that may be intrested it has cost me heaps. I went for a 1020 wide ( a bit bigger than standard) x 2040 high, double cavity, that 2 doors. Installed by the builder $1400. Now, if you what the retail price of the stuff. Double cavity frame $430 Doors $88.35 each Inc. GST. 430 + 176.70 + 150 other stuff = $756.70 I guess the diffrence is $650 approx in labour. What do you think? Too much or fair deal? Re: Cavity Doors after hand over how difficult? 10May 10, 2009 11:16 am That price is crazy! You must really want your Cavity Sliders to be paying that! We were so lucky, our builder put one 920mm, one 820mm & one 720mm cavity slider in at no extra cost to us. When looking at how much it costs it doesn't seem fair IMO... edit: just changed our door sizes as I got them wrong originally! ICK So glad the building is over, never again. Loooove our house, but still not quite sure it was worth all of the stress they put us through! Re: Cavity Doors after hand over how difficult? 11May 14, 2009 3:11 pm You could also ask for a 'large open cavity' over 2x the width of the door In our house, we have 1 cavity slider installed without door as I know it would be a pain to install post handover. I had an the entrance wall removed (theatre) for the purposes of putting up either a dual cavity slider wall or bi-fold later. Cost vs pain.
