Who has found it cheaper to get their own fly screens privatly & not from the builder. Do all screens fit all windows, say A&L can you buy then from a private supplier (after market) that are good quality and a good fit also.

As far as I know, in SA fly screens are a given as an inclusion, ours certainly were, and I haven't heard of anyone with any other builder either who had to upgrade to have them We did have to pay extra to have a screen door on front door ( which many people opt not to do) and on sliding doors but not on any of the windows. Some of the builders do charge more for them and some are over $1500 for all windows in 32sq approx size home. The downside is often you would capture a really nice breeze through the front if you did have a screen on it. Was reading a post on this forum recently about someone whose house was broken into because they managed to rip open the rubbishy security screens provided by builders. We only have a single storey, 25sq home. I queried this figure as it was after i signed contracts without reading it properly i must admit. Because previously i thought this included 2 security screens. Only to come back and say no, security screens not included and would cost another $2000. I couldn't be bothered arguing anymore because there were a few other 'errors' and wanted to start on a good note so unfortunately have to suck it up. I needed fire rated steel mesh screens for my new home. The builder never puts screens on homes because they want to be able to add it as a variation (make more money). BUT in finding someone later on in Sydney to make screens for my windows was a nightmare. All windows manufacturers now make their own style of windows, i.e the support vertical rail on all tall windows or doors differ, and the allowances in the sliding tracks vary greatly. In this modern age, screen makers don't just measure the screens to cover the hole and hang them on the outside of the window anymore and clip them on. Oh no, they will measure the hole, and then take of 5mm each side so that they can physically get the screen into the track. There are supposed to be clips within the window frame that then tension the screens and hold them in place. But many window manufacturers only insert 1 not 2 of these clips (so ask for more- they easily slide in). But what it all means is that small insects, ants and spiders can simply walk around the screen from front to back because of the wide tracks that exist in all windows now. What was the role of a screen again? SO GET YOUR SCREENS from the window manufacturer and don't worry about the extra cost. They then will be responsible for a screen that should fit well and stop insects. Otherwise you don't have a leg to stand on. And my screens that "don't work" cost me $1,300. So we just by pass the builder, contact the company directly... So, sometimes, it does help if you are always on site and chat with the subbies.... you will know lots of things...
