Browse Forums Windows & Doors 1 Jan 27, 2009 6:47 pm Hi window experts... I need your help/advice.
My plan has a 1690wide x1350 wide window drawn on the elevation for my bathroom. It is drawn with 3 horizontial panels (no vertical mullions). The window schedule only lists it as an "openable" window. (there is also abother window 950wide x1350high at 90degrees to this window) My builder quoted on these plans and of course we signed the contract with the windows included. Now the window company called me and said that they have taken it to be a double hung window (as the ones on the elevation below are) but said it can only be made with a vertical mullion in the middle. I said this would wreck the facade and it wasnt on the elevation as such. He suggested using an awning window as this can be done this wide. I agreed to this. Now the builder has charged me a variation of $1000 plus 20%margin and 10%gst being to change it from double hung windows to awnings We wrote back and said we didnt consider it a variation as it was never specified one way or another. He's disagreed and said that a double hung was included and anything else is a variation. So - What should I do? Can a double hung be made this wide without the mullion? Your help is greatly appreciated. I am so worried about having disagreements with the builder so early in the build. Thanks Re: How wide can a double hung window be made 2Jan 27, 2009 7:53 pm No - you won't be able to have a double hung that wide.
You can work out from the elevations what was planned. If the elevations show the window as openable without a mullion just tell your builder that's what you want him to provide. Not your problem. So don't provide solutions, don't discuss it with the window company. It's back to your builder - his problem. PM me if you need more. Or… 0 25163 Bit tricky, not enough room for two drawers either side but a pipe cutout might work with one big drawer. I did a few in my kitchen. 1 653 |
