Though we initially were looking at AluClad window frames with double glazing, it seems that these might be too expensive for our budget (initial indication by manufacturer is >2,000 p. m2 and we have more than 50m2 of windows). Would anyone be willing to share their approximate p.m2 cost for the window frames (for timber or aluminium)? What % of the overall cost of your build was the cost of the window frames? Any info or tips would be great! Re: Cost of window frames? 2Jan 27, 2022 4:29 pm There will be others with more and better information, but from my perspective, one of the key aspects that builds cost into double glazed windows is the size of the panes of glass themselves. To go from a 1800mm x 2410mm window with a single mullion to one without a mullion is $3,500. That is, for the same sized window, the cost of double-glazing alone is $3.5k different if we have a single pane instead of two. Unfortunately, I can't break out the costs in absolute detail, as some aspects are built into the base house price, and some (like the above) are quoted as add-ons. EDIT: actually, can add that we have 23 windows ranging from 1200mm x 3610mm through 2370x2410mm and down to 1800mm x 850mm being double glazed for a total additional cost of $16.5k, That would be $20k if we upgrade that one to a picture window. When I wind them open, the gap is only about 5cm. It's almost like no open window. I was told that the small gap is some kind of requirement for certification. Is that right? After certified, I'm able to make the chain go out further? There are ways of incorporating changes to the windows which can avoid the restricted opening while still remaining safe. Some are saying that there is a secret switch underneath the chain box to release the chain longer. I wonder if mine has that. I even found this post. But TBH it's not legal to change it... all chainwinders have a common footprint, so you can change the chainwinder if you want to. FY and others info I have a quote from Rylock for 24 double glazed windows and doors made up of 44 individual panes/doors - approx 85sqm total . Total quote works out to about $1270 per sqm inc GST It does include ss or aluminium screens on all opening panes including retractable pleated blinds for 3 large sliding doors. Allowing about $25k for these, still works out to about $1000 per sqm for windows and doors.
