Browse Forums Paving & Concreting 1 Nov 21, 2016 3:00 pm Hi All, I am in the final stages of building a home in VIC and during our "final" walk through our independent building inspector (Darbecca - http://www.darbecca.com.au/ - Highly recommended) identified a number of defects. Mainly minor cosmetic paint touch ups and items not fitted correctly. However they did point out the fact that there is a severe differences in the clearances of the Weep Holes. The property has a concrete "skirt" (best way I can describe it) which has been poured around the back side of the house and between the Garage and boundary fence. In order to maintain the required run off, the concrete contractors have encroached on the 75mm clearance required. In some cases it is as low as 25mm and worse case (along the garage wall) they have completely covered the weep holes entirely. Darbecca has given instructions on how to resolve the issue which we have provided to our builder. However we have also been informed that whilst this is a "defect" it is not a structural defect and as such shouldn't prevent the certificate of occupancy being issued. Is this accurate? The other thing is we have been told that there is a $700 report or certificate we can get which will help with the Insurance etc. I am going to push this cost back to the concrete contractor, but I am not sure how this will go down. Has anyone had any experience in this matter? I am quickly becoming a weep hole expert with all the Googling I have been doing, but I wanted to see if anyone else has had experience in this matter as I have read conflicting stories about how bad this issue really is (seems like its more of an issue in recent builds vs older builds which have passed inspection without any weep holes at all!). My biggest concern is our builder has largely dismissed the items Darbecca found as "quick fixes" but I am not sure if this s accurate or if they are just dismissing us to get their final invoice sent through. Some external garage walls are not framed and lined and thus no weep holes. What type of termite management system is on your build? If the perimeter concrete is too high it may be impeding this and thus would void your warranty. Systems such as Granitgard & Termimesh are two that come to mind. it depends on the natural ground level, if they excavated their boundary wall needed to be built as a retaining wall.
