Re: Concrete Perimeter around home 63Jul 27, 2016 4:14 pm jennifer_sml Howyagoin In the photo with the hws in the background, the circular grate looks like the overflow relief gully. That shouldn't be taking in any excess rain from downpipes/surface water as it can overload the sewerage pipes and cause some trouble. It should be around 75mm or so above the finished surface, but I'd have to check that. It looks like an ORG but it could also be a surface water drain. If it is an ORG, it must either be 150mm lower than the lowest internal fixture connected to the drain or otherwise have a reflux valve connected to the pipework. Surface water must not drain into an ORG and the drain in the photo is almost flush with the path. An ORG can be less than 75mm above a concrete path but this depends on its position ant the path's slope away from the house. Do you have a floor waste in the bathroom, en-suite or laundry? If not, then the shower waste will be the lowest fixture. http://www.vba.vic.gov.au/__data/assets ... Relief.pdf 3in1 Supadiverta. Rainwater Harvesting Best Practice using syphonic drainage. Re: Concrete Perimeter around home 66Jul 27, 2016 4:20 pm I would first verify whether it is the ORG in the photo and then go to the next step. 3in1 Supadiverta. Re: Concrete Perimeter around home 68Jul 27, 2016 4:30 pm I think that you need to have someone look at your engineering drawings and check the levels but wait for some other opinions first because this is not my area of expertise. 3in1 Supadiverta. Re: Concrete Perimeter around home 69Jul 27, 2016 4:36 pm if possible try to upload the photos and the work done by him. that will help you to get more stable advice The more you feed your mind with positive thoughts, the more you can attract great things into your life Re: Concrete Perimeter around home 71Jul 27, 2016 6:12 pm jennifer_sml How do I get the engineering drawings? Just ask the builder? Also concreter did not bring in any soil to they just brought in crushed rocks. Does that mean anything? Crushed rock is OK for base for slab but cannot be used as filing around the slab because it will allow water to flow under the slab. Filling around slab should be clay at the correct level and sloping away from dwelling at the prescribed grade. You don't want a depression around the slab during construction, particularly on highly reactive soil. The slab level should be engineered high enough to prevent site and general drainage issues. Levelling a depression with un-compacted fill doesn't stop water seeping through to the underlying surface. I hope that it is not what they did but it is commonly done. The photos of the finished concreting work that you have uploaded are fine. With other issues arising, I suggest that you should now contact a suitably qualified person like building expert. 3in1 Supadiverta. Rainwater Harvesting Best Practice using syphonic drainage. Re: Concrete Perimeter around home 74Jul 27, 2016 7:40 pm NO, just the photos posted are fine for detail, they show all that is needed. Sorry for the confusion. The ORG height isn't compliant, I just mean for you to check the path's level separation to your floor level. Your shower drain will be your lowest fixture. 3in1 Supadiverta. Re: Concrete Perimeter around home 75Jul 27, 2016 7:45 pm The fact that the concrete slopes to drains is a plus but there is a problem with land levels there. As others have posted above if they have concreted up to the top of your overflow relief gully it means that there was something amiss with the ground levels around the house before the concrete was poured. This would also explain why the concrete is so high in relation to your weepholes. Re: Concrete Perimeter around home 76Jul 27, 2016 7:51 pm Is there a chance the concrete slab was poured without the land being properly excavated around it? I have the compliance certificates which was done through-out the build and everything has all been ticked off. Concrete Perimeter around home 78Jul 27, 2016 8:31 pm Like the others have said, it's probably worth engaging someone to have a in-depth look at your contract, plans, engineering etc
Because there could be some more issues than you/we think. If the ORG is defective due to height etc that is a problem to do with the builder. Same as the excavation/soil around the site and temp downpipes as discussed already. If this builders best mate or cousin or friend of a friend is a building inspector/surveyor it doesn't matter if the build has been done to a quality standard because he or she is the one approving it. There are some builders and authorities who are pretty tight knit. *Made an edit, shouldn't say "plenty" Re: Concrete Perimeter around home 79Jul 27, 2016 8:46 pm From what I am hearing this industry is really messed up. I can't believe things like this happen and to such a drastic degree. Our homes are one of the biggest financial things we purchase and it is where we are suppose to feel safe and create happy memories with our families. This sounds like it is going to be a long and costly road ahead. We went with a reputable builder who has won many awards in the first place and was ensured by them that 'quality' is what they have built their reputation on and for me to be rest assured that we would be well looked after. To be honest the more this goes on it is taking away the time I need to help and support my mentally impaired daughter which makes me so angry and sad at the same time. But I do really thank you all that have taken their time to give me the much need advice and have pointed me in the right direction. Re: Concrete Perimeter around home 80Jul 27, 2016 9:16 pm It is a shame the experience some people go through with builders/tradesmen. It also can be one of the best things to be involved in a project as a builder/tradesmen and owner. The industry is slowly improving, but the big guys in the game dominate small to medium builders. Not bad mouthing anyone or company, as you can have a bad experience with any company big or small. Although in my view you get a better and more personal and caring attitude with the smaller builders, and builders who are on the tools can be a bonus sometimes also. It's unfortunate about your daughter, hopefully you can find a balance between supporting your daughter and sorting through your building issues. Yes, unless you are in a low intensity rainfall area or the area is protected from rain. Do you have access to NCC Part 2 or can you download it? I can email you a copy… 10 12570 i had the my concreters concrete right up to the fence. I have pits all along my path, so the water tends to drain away from the house and into the pits. There's only one… 7 12842 Grab a hose, insert it at the top of the inlet/down pipe and turn the water on and see where the water is escaping from. Then you'll know. 3 8544 |
