The agi pipe (which doesn't exist except in the diagram) will be connected to stormwater. We just have to work out how. Actually I've been looking through a lot of the old threads on drainage and have realised that you have quite an interest in this area. You mention in one of your posts that your neighbour's land sits higher than yours and you put agi pipes in along the fence line. Have they become clogged over time? Are they still working well? Do you think planting fruit trees would work as a measure to soak up excess water runoff? As drawn, why wouldn't you just divert the ORG as bashworth suggested rather than to a pit? Also, the pit as drawn will retain 'crap' below the level of the inflow pipe! How do you intend to drain it? Do you know a good drainage plumber? Whatever you do needs to be done by a plumber and so any 'plans' need to be first discussed with him in any case. Re: How to resolve a paving level problem 24Apr 26, 2014 2:40 pm Hi SaveH20, The problem with diverting the org is finding a place to divert it to that is low enough for it to sit at the right height. As far as I can see we are either going to have to take it back down the south side of the house (the only spot which is low enough) which means more digging right next to our foundations or put it out in the garden area to the north where we will need to dig a little crater for it to sit in. And how wide a crater? I have discussed moving the overflow relief gully with two plumbers so far - neither of whom had much idea of what to do. Their opinion is that there is nothing wrong with it - so why move it? I have tried searching the Master Plumbers website for a good plumber and found both of the plumbers on there who worked on our house! Nevertheless I have sent the diagram to a third plumber and am awaiting a response from him and I have found a fourth plumber who hasn't been able to come out yet. We are just looking at all possibilities at the moment. I must be missing something. The pit is shown as the same height as the ORG (apart from the slope away from the house) and you propose that the existing ORG will be sealed. This means that the pit will be at the same level or lower. Compliance issues aside, how is this different to diverting the ORG? I am sure that many people think that "master" plumbers and builders must have higher qualifications or standards. The way I see it operating is that the org (which will no longer be acting as the org) and the top of the pit are at the level of the paving but the overflow pipe is at the level where the org should be (or lower) and therefore any sewage surcharge should go there - into the pit - depending on how much there is. It isn't a fantastic idea granted - but neither is raising the org and having the sewage surcharge in our house. Re: How to resolve a paving level problem 28Apr 26, 2014 4:43 pm Hi Lilliana, sorry to be weighing into this late. IMO the top of the new pit is now effectively the top of the org. Do I understand from above you are ripping up the concrete on the back because it is too high? If this is the case, why not simply increase the step down from the the door sill to the new concrete to 100-150mm, you can then roll the concrete down as you go round the corner so your at the org height. Lowering the stepdown from the door to the concrete is certainly on the cards and is something I have been discussing with concreters and plumbers. The difficulties with that solution are that taking the paving down to the right level for the org will mean a small retaining wall to contain the land on the easement at the back. There will also be a slope up or a step up on the south side to the land level there. This will create a container for water to pond in unless we put in drainage. I'm happy to put in drainage but this will inevitably mean that in the (unlikely) event of a sewage surcharge the surcharge will find its way into the stormwater drain.
