"Concrete slab – Engineer designed class M." 1. What does it mean by 300mm fall? It is the curve on your land? 2. If the standard inclusions give you a M-class slab as standard. If the soil test came back as H-class which will cost more to pour. Will they change H-class in lieu of M-class? I got a quote to built a H-class for extra $10000 including site cost. I think they over price me. Check up the net to see the difference between M and H class slab is that H required more steel beams and mesh. $10000 worth of steel. I dont think so. Please help. Thanks in advance Re: PLEASE HELP with Building terms in standard inclusions 2Sep 27, 2006 3:37 pm Yelooo the 300mm fall relates to the amount of slope of your land over the slab area.
For example the builder has allowed for concrete [ for the slab & perimiter & internal beams ] up to 300mm - any extra concrete in the beams needed to reach the ground due to the slope will be paid by you. The differences between a class M & class H depends on the type of construction [ brick veneer, weatherboard etc ] but to give an example - on a brick veneer home Class M - edge & internal beams are a minimum of 400mm deep. If the building is less than 18 meters long the mesh is SL72. The beam spacing is 6 meters & the mesh in the bottom of the beams is 3-L11TM in size. On A Class H site - edge & internal beams are a minimum of 500mm deep. If the building is less than 18 meters long the mesh is SL82. The beam spacing is 4 meters & the mesh in the bottom of the beams is 3-L12TM in size. Obviously the extra cost you will have to pay will depend upon the size of the slab but a $10000 extra does sound a lot. There are plenty of builders around my suburb. I'll make sure to do some door-to-door knocking, or note their building details on the temp fence. 4 2620 What we have done in a few theatres ( including my own) is run 2 layers of 13mm gyprock, but sounds insulation especially for the bass is really tricky as a lot of that… 4 1677 |
